Instructor

David Johnson, P.E., M.ASCE.
Mr. Johnson, has been responsible for the development, construction and sales release of over 15,000 housing units. He was the Director of Project Development within the Housing Division of General Development Corporation, Miami, Florida. In 1987 he joined Union Valley Corporation, Howell, New Jersey to manage the corporate real estate project designs, budgeting and land development activities.

He has also served as a staff member for the Technical Services Department of the National Association of Home Builders, Washington, D.C. In 2005, he joined ESP Associates, P.A., Charlotte, North Carolina, as their north office Branch Manager. ESP is a diversified engineering, surveying, geotechnical and planning firm providing land development services to the Carolina region for over 25 years. Mr. Johnson specializes in residential land planning and engineering for large
scale projects. He has written articles for ASCE and Public Works magazines and has been a presenter of land development and construction topics at numerous workshops held throughout the United States by ASCE and NAHB.

Mr. Johnson holds a Bachelor of Science Degree in Civil Engineering from West Virginia University Institute of Technology, is a registered planner in New Jersey, and is a registered professional engineer in Maryland, Pennsylvania, Virginia, and North Carolina.

Course Description


In developing residential communities, whether large or small, it takes a long time to obtain the necessary approvals and permits. Now is the time to learn more about innovative site design approaches. Also learn how to deal with complex development standards and turn site constraints and problems into marketable project amenities.

A mixed-use large development case study will be used to learn land use options, site amenity approaches, and site design innovations to turn raw land into finished lots. All attendees will be expected to roll up their sleeves and be ready to absorb the complexities of the residential housing industry in a fun but challenging atmosphere. Learning will be aided by partnering and open discussion. You will take home many new ideas for immediate implementation.

    • Land Planning Case Study
      • Overview of the case study and discuss the land use and land planning options for a planned unit development project.
    • Land Planning Case Study (contd.)
      • Participants will be teamed to prepare a land use study reflecting highest and best land uses for a large-scale mixed-use project.
      • Identify land uses, common area amenities, core infrastructure improvements, (i.e., roads, stormwater management facilities, and utilities).
    • Project Case Study Workshop
      • Complete the land use study for mixed-use development.
      • The participants for design innovation and marketability of product will critique each design.
      • Participants will discuss lot yield, phasing, market segmentation, cost implications, and project identities.
    • Cost Analysis & Project
      • Proforma Comparison
      • For a 37-acre site case study, participants will compare project costs and prepare a project proforma comparing a traditional single-family subdivision against a cluster development approach and against a small lot single family subdivision.
